Richard Maize: How To Find An Honest Mortgage Broker

Los Angeles --- May 22 ....When to refinance? And how to find an honest real estate mortgage broker? Those questions were easier to answer before the recent 2011 laws become in affect.

The old answer to when to refinance is when the current rate was better than the rate you have on your existing mortgage without necessarily taking into account the costs to refinance because in some cases, the mortgage broker will absorb them using their discount points (rebate) to pay all out of pocket costs and still improve your rate and he (or she) will still make commission. Well, that certainly seems like a “win win”.

However, even back then, if the borrower wanted to pay for the costs and perhaps one percent origination fee, a much lower rate would have been available. Not a common practice, as the fee driven rates were often enjoyed without the connected fees if one has patience and have a sharp mortgage broker working for you. Also, the fees are not tax deductable unless it is a purchase money transaction (they are usually amortized over the course of the loan for tax purposes).

That was yesterday. How about today?

Today’s answer is not that much different; the calculation is just different.

In most cases, the broker cannot make enough on each loan to cover the costs. So, you have to look at the difference between the rates today verse the rate you currently have. You have to also have an idea as a minimum how much longer you plan on staying in your existing home. If you plan on staying in your home for at least 3 years and rate differential is ½% or more, go for it. Even with the one point and costs (usually figured at about ½%) in three years, you break even. Longer than 3 years, you save money. With 0 points with same interest rate differential, has a break even period of about 1 year.

Who is the right mortgage broker?
An honest one who doesn't charge bogus fees i.e. - email / Internet access, doc prep, document review and funding.

Should I simply go to my bank for the best rate?

A mortgage broker "buys" loans from a variety of mortgage lenders at a wholesale cost, and sells the loan to another mortgage banker, receiving a commission on the sale.

A banker, gets a loan from your local bank. A banker usually, but not always, has their own money to lend out and makes a profit by collecting loan fees and the interest the customer pays on the loan, called servicing fees. However, most banks package up loans in packets of $1,000,000 dollars or more and sells them to the secondary market, making a commission on the sale. Why? What are interest rates right now, 7 or 8%? The stock market and mututal funds are averaging 15% returns or more. Why have millions of dollars tied up in low return investments?

The right answer is not whether to go directly with a lender or broker.

One advantage for going to lender is that a broker typically will have a vast variety of lenders who on occasion will have a special program to attract borrowers. A broker can shop for you for the best rate. Also, in rare occasion, there are still modified “e-z qualifying loans” at some remote lenders. Having said all that, one should call the big time brokers in the area and ask for the absolute best rate with 0 points and 1 point. Simply compare with your bank. That is a good starting point.

If you are satisfied after shopping for that rate, one or the other is what you would be happy with have them lock in your rate (not to be confused with “don’t forget the lyrics”). Once you get your rate locked, hustle and get all the paperwork you need to them right away so that you don’t lose your lock.

No matter who you go to, right out of the gate, make sure once you show them your paperwork and financial information, have them run it by the underwriter to confirm your qualification. They will have an 80% idea (subject to the appraised value of the house of course). The underwriter can easily look at your credit score and calculate your average income for the last couple of years.

We are now required to have certain pieces of information before we can issue a true good faith estimate, because there are zero-tolerance on changes on some parts of it. We cannot issue a GFE without a credit pull. We need a full application prior giving a GFE these days.

Because of the change to a Good Faith Estimate as of Jan 1, 2010, it is most likely you will no longer see doc prep, email, etc. Those specific fees are typically title companies fees which are out of the control of whomever provided you with this estimate you are speaking of. But again, because of the new regulation changes, most title companies no longer charge for this or that. Instead they have one that includes everything. And I'm not sure how your state works but in Oregon, all title companies must charge the same with very little tolerance.

You will probably find that you will no longer be given a Good Faith Estimate without an application because what is not listed on it is paid for by the person who gave the estimate in the first place. And how are we to know your specific situation without seeing the whole picture? Is your goal for an estimate to get a general idea or to have something in writing to hold the mortgage company to? There is always a solution and I'm sure your goal is to see who you feel would best fit your needs. I would suggest going over costs verbally to achieve this goal. Also test the knowledge of your loan officer so you feel good in working with someone who knows the guidelines just as well as the agencies putting them out.

The debate of whether FHA or conventional is best for you is really going to depend on your specific scenario. If it ends up being FHA, I would act fast as the FHA fees (e.g. up front MIP) increases April 5, 2010 as well as seller contributions toward closings costs decrease significantly. If your credit score is 700 right now (remember credit scores change each month), conventional may be difficult as pmi (private mortgage insurance companies) have minimum score requirements aside from the actual home loan program. You may find that you qualify for the program but not for pmi. There is also USDA, a zero down home program which has no pmi and allows for lower credit scores. There are income and area restrictions to this program but most do qualify.

Everybody has an origination fee. And everyone has a different way of presenting rates and fees. This is because everyone is different. For example, you may want to see the best interest rate with normal closing costs. Maybe you wish to have a low or no fee loan option. In this case you would be presented with a higher interest rate in exchange for less closing costs. And there are some whom wish to pay extra to buy down their interest rate.

My further suggestion is to go to the local bankers association . In California, you can look up the California Association of Mortgage Brokers ("CAMB"). They can also direct you.

As far as institutions such as Bank of America, Wells Fargo, Citigroup, JPMorgan Chase Bank, Wachovia, Golden West Financial Corporation and all other major banks, they are scrutinizing you and your property's qualifications (as they should).

Unless there is a major exception, the banks need to make sure that you are qualified by way of your income tax returns and you have enough equity in your home that fits their underwriting criteria.

The question is, what happens if you originally got qualified without proving income? Or, if your income went down in this economic times? Or, the property dropped in value while the lender's loan to value criteria is more stringent? AND you have to refinance as your loan is either due or your rate is much higher than what is offered?

In responding to the new mortgage laws that US bank regulators recently unveiled to overhaul the market for securities backed by mortgages and other assets, one must remember that the proposed rules wouldn't apply to the vast majority of loans made today.

For example, loans backed by Fannie Mae (FNMA), Freddie Mac (FMCC) and the Federal Housing Administration, which currently back about 90% of new loans, are exempt as long as the companies remain under federal control, a state they have been in since September 2008.

The last thing you want, is to have all the paperwork turned in and wait 4 weeks and then your agent calling you and letting you know that you don’t qualify.

You are back to square one with possibly higher rates to deal with which is even more difficult to qualify.

As such, I have decided to provide free financial assistance to some of those who are over 60-years-old, unemployed, have no source of income but are ready to get a business off the ground.”

“Let’s call him Steve. A 60 year-old who is comfortable living paycheck to paycheck. His or her kids are all grown and dealing with their own lives. Presently the 60 year old is living with partner and dog. Modest living yet depending on that weekly paycheck. Company downsizes or goes out of business completely. He is let go with really no severance package. What does he do? He really can’t find work. A bit young to start social security and not prepared for this drastic reduction of income. Should he take any job even ones that are designed for young adults or even teenagers? His wife is still working, but her modest check alone will not be nearly enough to pay the day to day expenses.”

Maize continues: “How about the 60 year old who worked hard and built a very beautiful business? Let’s call him John. With luck and breaks, John has made a very nice living and strong business for himself and family. His two kids are working for him and the business survived 38 years of ups and downs -mostly ups. He was living the American Dream. He never saw a business that he thought would be passed down to his kids dry up to a standstill. He was manufacturing products and had a facility overseas as well. He was drawing a very big salary and draw and living up that income expecting his life style never to change. Usually, and in his case it was no different, before he let the company close, he invested his savings to try to withstand the drop in business. Finally, he had no choice but to close the doors while owing money to vendors and salaries. He, unlike Steve, has a large ongoing mortgage and payments on his expensive cars. And he has to face the disappointment of his own kids that are now without work or careers. How does he bounce back?”

“Let’s go to unemployed Steve above. This person is way less more complicated than John because he used to living lean and his downsize is less dramatic. He can also accept a lesser paying job without dramatically hurting his self-esteem and livelihood. The first thing to do is to apply for unemployment benefits. The second thing to do is to see if your wife can pick up the slack for a short time by perhaps working overtime to make up some of the lost wages that the unemployment benefits do not offer. All this will take the pressure off the late middle aged guy to find a job that will not be out of fear. It will avoid him from flipping burgers because of necessity to get some money into the household. He can be more confident to get a job that will pay better and that he will feel more comfortable with. There are companies that are doing fine and that are hiring middle management positions. Just continue to search.

Unemployed John is in a way in a more difficult position. He has to deal with the huge downward slide by way living style, image (both self and outside), financial pressure that is foreign to him, self-esteem, family pressures (way more than Steve) and now credit issues meeting the once easy to pay bills; now impossible. Is this person qualified for other businesses other than his own previous career? Can this person, even if he is qualified, capable of earning what he did when he was the owner of his company to keep up his lifestyle (and that a big “if”)? Can this guy take another job working for a friend or other business as a “step down” in position and salary - frictional unemployment; which means taking a job that you are overqualified to the job you take? What does this person do? This person has much more pressure to prevail which sometimes turns in to desperate measures.”

Maize recommends for this person is to first get his mindset in order.

“This is where I am today and remember where you have been and the great life you enjoyed,” says Maize. “It is important to remember the success. It is a statistical fact that those that once enjoyed success and lost it, have a much better chance to get it again than one who never had it. You need to deal with today. Take a job that has a huge upside and can take advantage of your experience and wisdom and at the same time, give youself an opportunity to get ahead. Don’t lose sight of who you are and what you have accomplished. Stay confident, proud and strong.”

America's over 50s have been the hardest hit by a wave of pink slips as unemployment rises, analysts warned. According to the figures released last week by the Department of Labor, the economy added 244,000 jobs in March. Analysts used terms like “surprisingly strong,” “better than expected” and “somewhat positive” to describe the statistic. On the other hand, economist Robert Reich described the number as “chicken feed.”

“We’d need 300,000 a month, every month for the next five years, simply to get unemployment back under 6 percent,” says Reich . Economic Policy Institute economist, Heidi Shierholz, concurs: “At April’s job growth rate, it would take until the fall of 2016 to get back to the pre-recession unemployment rate.”

The US Labor Department also reported that from New York, Boston, Washington and Chicago to Los Angeles, Houston, Miami and Hartford the unemployment rate rose to 9.0 percent from 8.8 percent, after falling for four consecutive months. The number of unemployed persons stood at 13.7 million in April. The percent of working-age Americans actually working is stuck at 64.2 percent.

Those in their 50s and 60s have the most to lose, says Richard Maize.

"It is a bleak picture for those in their 50s and 60’s. Losing their job is the last thing they would need when they don't have much longer in the workforce and are saving for their retirement. They are also the group particularly reliant on the rise in house prices to see them through their retirement and so will be most affected by the drop in house prices," Richard Maize added.

Concern for the over 50s and 60s were raised as the the Department of Labor revealed that a record number of pensioners are postponing retirement to continue working as they struggle to meet the rising cost of living.

Economists blamed the slowdown in the economy and a low level of confidence among businesses for the increase in unemployment. The economic crisis has particularly hit pensioners who do not have sufficient savings to pay for the rising cost of energy, fuel and food.

Maize concludes: “I will help those who are ready to help themselves. Those who are confident in themselves and need just a few dollars to get back on track. If you did it once, you can do it again.”

Los Angeles --- March 22, 2011 ....... On Friday March 11, 2011, a 9.0 magnitude earthquake hit Japan. This has triggered 4 metre waves in Japan and tsunami warnings across the Pacific coastline. Thousands of people are reported dead, and many more are injured or missing. The earthquake has caused fires and severe damage to buildings, leaving millions of households without electricity.

"The Japanese Red Cross has deployed medical tents and over 80 medical teams to the affected area," said Richard Maize. "Volunteers are on the ground providing first aid and search and rescue operations. The Red Cross has started Restoring Family Links activities and emergency relief planning is underway."

Maize continues: "The Red Cross says that in many respects, the March 11 earthquake and tsunami in Japan’s northeast is rapidly becoming a disaster associated with the elderly. The three evacuation centers in the shattered town of Otsuchi are filled with the old and ill. Many are too tired or too sick to do little but lie on mattresses on the floor, swathed in blankets. The weather is taking a heavy toll on the health of the survivors in evacuation centers, many of whom are elderly. Japanese Red Cross Society doctors say there has been an increase in cases of influenza and some diarrheal diseases."

Los Angeles --- February 27 ..... When Richard Maize is not helping the homeless in LA, he can be seen assembling beds for stray dogs and cats at the Los Angeles Animal Shelter.

"My wife Rochelle and I are proud to have donated69 beds to stray dogs and cats which are awaiting caring homes," says Maize.

"We trust that our action here will serve as an inspiration to many others in helping these loyal, four legged friends of ours who are responsible for protecting our homes and making sure that they are clean of mice, snakes and crawling insects."

"Thousands of dogs in animal shelters across the country sleep on cold, wet, concrete floors 24 hours a day, 7 days a week. Cats in cages have little alternatives to sleeping in their litter pans," says Maize.

"We contacted Kuranda USA, a small manufacturing company established in 1987 and based in Annapolis, Maryland. They provide "Chewproof" designs for kennels, shelters and chewing puppies. These beds are soft, off the floor providing comfort for years. They are easy to clean and deodorize."

Maize states: "These beautiful dogs and cats provide us and our children with unconditional love. The least we can do is make sure that they are safe, comfortable and being cared for in the best and most professional manner."

There are about 5,000 community animal shelters in the US that are independent; there is no national organization monitoring these shelters. The terms “humane society” and “SPCA” are generic; shelters using those names are not part of the ASPCA or the Humane Society of the United States.

Currently, no government institution or animal organization is responsible for tabulating national statistics for the animal protection movement. Approximately 5 million to 7 million companion animals enter animal shelters nationwide every year, and approximately 3 million to 4 million are euthanized (60 percent of dogs and 70 percent of cats).

Shelter intakes are about evenly divided between those animals relinquished by owners and those picked up by animal control. These are national estimates; the percentage of euthanasia may vary from state to state.

According to the National Council on Pet Population Study and Policy, less than 2 percent of cats and only 15 to 20 percent of dogs are returned to their owners. Most of these were identified with tags, tattoos or microchips.

Twenty-five percent of dogs who enter local shelters are purebred.

Only 10 percent of the animals received by shelters have been spayed or neutered. About 75 percent of owned pets are neutered.

According to Ralston Purina and NCPPSP, the majority of pets are obtained from acquaintances and family members. About 15 to 20 percent of dogs are purchased from breeders, and 10 to 20 percent of cats and dogs are adopted from shelters and rescues.

More than 20 percent of people who leave dogs in shelters adopted them from a shelter.

Five out of ten dogs in shelters and seven out of ten cats in shelters are destroyed simply because there is no one to adopt them.

"This bed for pets thing was not my idea nor was it even on my radar as possible donations for me and my foundation. A dear friend of mine called me and asked if I would be interested in donating some money to give dogs beds so that they would not have to lay on cold concrete while waiting and hoping for a good home," says Maize.

"After waiting for 3 weeks after the ordering of the beds, they finally arrived. My friend and I couldn't wait until we drove up to the West Los Angeles Animal Shelter to see that the caged dogs were in fact on the beds. Someone else donated blankets to be placed on these beds. Many of these dogs found the beds in their spacious cages and where happily laying there."

"Two of the volunteers with tears in their eyes came over to hug me. They told me how grateful they were and what a difference it made to the well being of the dogs during these cold months."

Richard Maize continues: "I have been involved in many charitable acts and all are great. Up to now, I found giving directly to the needy (i.e. - the homeless) was a very rewarding experience. This was as good or even better in a way then that great experience. These innocent animals that are in critical need of being rescued are at least today living a little better."

Los Angeles --- February 16 ..... Fannie Mae (Federal National Mortgage Association) whom is commonly referred to as government guaranteed “conforming” loans to the common borrower may be withdrawing from the mortgage business.

"President Obama’s administration feels that it is way too much of a drain of American taxpayer’s money to support this guarantee and continue with huge losses that they have been experiencing especially during the last 4 years," says Richard Maize.

"The government sustained about 100 billion dollars and continues to grow by the day. Fannie Mae (and Freddie Mac (Fannie’s co part)) currently is holding half of 11 trillion dollars worth of outstanding mortgages. In many states, the conforming (Fannie Mae) is about $729,000 (this varies to the area and also is higher for units up to four)."

"What will happen to the mortgage market without conforming loans? Then, how does this affect the housing prices and the overall residential real estate market?," asks Richard Maize.

"The mortgage market will be run by individual investors similar to that of “jumbo loans” (loans over the conforming limit). The loans will be funded using banks and other institutions and either held by that specific institution (the funds from depositors) or sold by the use of mortgage back securities (bonds). Overall the cost and interest rates are higher in the “jumbo” arena," says Maize.

"It is also more difficult to qualify as the government loans had easier underwriting guidelines for these loans (generally speaking). The government sponsored such loans as “first time homebuyers” programs which even makes the rate and terms much more favorable for the borrower. Also, that program is easier to qualify on many levels than even the conventional (conforming) market. Unless the private sector (institutional lenders) picks up the slack and follows the old conforming loans criteria, this can and likely will have another hit for the potential borrower and that of the hurting residential real estate markets."

Richard Maize adds: "As stated above, the real estate markets in the majority of the country (outside the high end cities in California, New York, Chicago and many of the other major cities in a number of states) will show signs of additional sluggishness when the buyers will be further diminished by difficult and costly borrowing guidelines. The high end properties may not feel the same direct effect providing we don’t have a domino effect by the loss of value to the houses that require a loan for about $730,000 or less."

"Although, the Obama administration plans on removing the government backed loans in a slow methodical manner, I think this will have the market spooked and buyers may wait on the sidelines to see the effect of this action."

Los Angeles --- February 3, 2011 ...... "There are such a wide variety of great organizations in the US to get involved with both in time and money donations," says Richard Maize. "Not only does a donor feel like they are doing the right thing by donating, there is a special reward and that is a tax deduction that you get from the donations you give. I am blessed to be able to have a little extra to continue my donations to great causes."

Maize adds: "A couple of years ago, I stumbled (through my daughters school actually) to a location in East Los Angeles whereby a wonderful organization donates and serves dinners to the homeless 365 days a year. The meals come from the extra food from the local restaurants that they donate to this cause."

"When I first visited this site where the homeless of LA take refuge, as I reported earlier, I started to talk to these people and learned a little about how they got on the streets. Many people are afraid of the homeless. Some of these people are educated and whether it is drugs or just simply bad luck, they all are in similar positions no matter what their origins were."

Maize continues: "After I left there a couple of years ago, I went to a shopping area in downtown Los Angeles called “The Alley” which sells different items for less than the department stores such as sweat clothes, underwear, socks, shoes etc. I bought 125 items each time I went to the alley and went back to this corner (often enlisted friends and family members) to give away whatever I happened to have purchased that day."

"The other day, earlier this week, I spent time with my wife going through all of our clothes in our closets and drawers clearing out all the jackets, sweaters and clothing we have and do not wear very often, if at all. We filled up 4 large trash bags full of once very expensive articles of clothing. I found that since this often giving is not an organized charity with a 501 certification, the money spent and articles of clothing previously given are not deductible. The question is what do I do with these new donations I have? Do I simply forget about the other worthwhile organizations and give it to the homeless?"

"On one side, the other groups are real needy people with open hands and needs while still getting the write off. The other side is seeing first hand who gets my clothing that I once shopped for and wore at one time or another. Seeing smiling and very appreciative people accepting these."

"I had to re-think on why I enjoyed helping and giving these and other clothes first hand," says Richard Maize. "I thought about it and recognized that I always left that special corner where all the homeless in the area eat with a great deal of pride and good feelings. I guess you know my decision on my recent donations. Don’t misunderstand my thought process; I love giving and participating to many other organizations and we do. But, when it comes to giving out clothing and food, it doesn’t get much better in my opinion."

"OK, my trunk was filled up with these closed trash bags. However, on this night, I took my elderly parents (in their mid 80s) and my wife (much younger than that) for an early dinner. I surprised my parents by taking them along with us to this special corner. We ate at the Grove in Los Angeles so that our drive was limited. I asked my parents if before we went home, if we can go and hand out some of my old clothes. They agreed."

Maize continues: "I opened my trunk and my wife and I were doing the handing out to an orderly crowd one at a time and only taking what each thought they wanted. Some of my dress slacks and ties were not taken but all the rest were. I had smiles from all types of people. From the corner of my eye, I watched my father watching me and how much pride I took by talking with these mostly kind and nice homeless people. He left with a heavy heart and called me the next day telling me that the evening was great and how touched he was by my enthusiasm and the kindness of the people receiving the help. He asked to go with me next time. He wanted to go through his clothing to see if he had something to give."

"Bless his heart. One last thing, as my wife and I were going through the bags of clothes, we came across a jacket that once belonged to her deceased father. She said, please Rich, give this to someone special. I saw a slightly crippled man quiet and when he did speak, he was kind and well spoken. I went to him and asked him if he wanted to have this jacket. He tried it on and smiled at me and said, he would be honored."

"I now made up my mind, that I will go outside my one corner limit for this next week and visit other homeless in the city and try to help at homeless shelters and food stops. I am not going over the top, just broadening this horizon for me."

Los Angeles ---- January 17, 2011 ..... "This is a difficult time for the US real estate and the mortgage markets," says Richard Maize. "Unemployment is up and your interest is in the real estate or mortgage fields as an employee. How does one get a job and what is the real estate marketing looking for?"

"We are looking at one of the most difficult years in selling real estate and securing a mortgage. Lenders are poised to take back more homes this year than any other since the US housing meltdown began in 2006. About 5 million borrowers are at least two months behind on their mortgages and industry experts say more people will miss payments because of job losses and also loans that exceed the value of the homes they are living in," says Richard Maize.

"The blistering pace of foreclosures this year will top 2010, when a record 1 million homes were lost. One in every 45 US households received a foreclosure filing last year, a record 2.9 million of them. That's up 1.67 percent from 2009. But you still want to work in real estate."

Maize suggests to differentiate between these two markets.

"Real estate - to come out of the box for the first time to be a residential real estate agent would be an uphill battle (unless of course you have a family or friend base that qualifies you as an exception). However, you need to look at the marketplace as a whole and think outside the box. Come up with a niche that will not label you as another residential real estate broker," says Richard Maize.

"Be the guy or woman who can produce REOs (real estate owned by the bank or mortgage holder) directly from the institution that may result in a lower than market acquisition for your client. Or be an expert on how to buy real estate at the county steps on the day of sale. Perhaps you are the person with the know how of getting to a defaulter (about to lose their home by way of a foreclosure) prior to sale when there is real equity in their home and both the seller and buyer could benefit. These are a few ideas that can put you in the minority of this field."

Maize continues: "There are many other ideas you can explore in the real estate market especially if you have a desire to get good in the commercial arena. The money and ideas are endless because of the state of the country in both the lack of availability in finance and the dismal condition of the commercial real estate economy. What an opportunity for the smart and initiative person in this field. There is always an opportunity during an economic crisis."

"If a clerical position is what you actually want and you are not the creative self motivator that works on commission yet still wanting to participate in the real estate markets. You need to find top producers in your area. You need to have another approach that you show you are beneficial to them as being part of their team. You need to show by hiring you that in fact you will bring something to the table outside rather than simply clerical efficiencies."

"One thing is that you can come up with a better and more efficient way to do their business whether it is a new software or a much more organized manner to produce. Bring something to the table. You might even bring one of the niche's from above to hand to your new prospective boss and give him the benefit of the working something that you bring that will equate to more money for him or her. You may get a higher pay because of your initiative."

Maize addresses the mortgage market.

"Here is a good way to get through the door of a mortgage company. Call the manager of the company or one of the top producers. Tell them that you are anxious to work and that you have a solutions for a large producer to be more effecient and secure potential clients (i.e - business managers or realtors) that he may not have access to."

"Going to a company like Bank of America or Wells Fargo for example are a bit more difficult unless you have experience in mortgage management. With that desire and background, you then have an opportunity to perhaps run a small division in the larger institutions."

"A mortgage broker is starting to be a rare breed. The broker in the eyes of many in the US government was partly the cause of the mortgage meltdown. I understand why the blame is directing it to the brokers, but the banks and institutions in my opinion because of the desire to place money to anyone, created the open desert for the brokers - another day another story."

"Why go into this field? However, eventually, this market will evolve into a growing, profitable position. Mortgages are the nucleus to the real estate market. Better rates, higher demand. Funds available, higher prices. My opinion is to look at a small bank that has a desire to create a mortgage division within its four corners. If you have the experience, you might apply for a managers role. If you don't have managerial experience, try to get a job behind the scenes and create a position for yourself."

"In the residential marketplace, the lower the rate, the more you can borrow with the same income stream opposed to a less amount at a greater interest rate. After an extended time with these lower rates and the confidence level increases, the lower rate will also increase demand/value of the properties. Interest rates are strongly affected by the fear of inflation. The higher interest rates fight inflation."

"The other issue for those who had a hard time in their own financial crisis, their credit profile is damaged and will take a number of years to repair itself. What that may equate to is no finance on new cars or new home loans. This could help lead to a stalling economic recovery when the other fundamentals have improved," says Richard Maize.

"Even those that are employed, they could be overqualified for their position for a salary far less than their value because their profession is not hiring or surviving this recession."

"Low wages is another factor - no buyers for a new home," says Richard Maize. "The higher net worth individuals have also reduced their spending limits for a home which will limit the higher end homes sales. Basic economic equation is supply and demand. Limited demand brings prices down - economy is a negative for real estate sales. There are no real signs in the general economic sectors of a big turn in retail sales or other major economic indices for 2011. We are now 0 for 2."

"Consumer confidence. We have something here that could be a glimmer of hope. In many of the cities of the United States, most real estate owners remember other real estate slow downs and are waiting for the recovery (although in my opinion there are other factors that could cause these optimistic folks a long wait for the pot of gold) and don’t want to miss the lower priced real estate. Now 1 for 3," says Richard Maize.

"Prices - well we have another winner here. The prices have deteriorated enough for some demand either by eager sellers or REOs (property owned by banks and lenders) at reduced prices - even lower than the “now” market price. We are now at 2 for 4."

"I expect to see homes prices continuing to fall this year, if a forecast made by Clear Capital is correct," says Richard Maize.

Maize states that national home prices may experience a 3.7 percent year-over-year drop this year, according to the company’s 2010 home data index market report — an analysis of the top 50 metro areas. While not as severe as the 4.1 percent year-over-year decline recorded in 2010, price declines are expected to continue as unemployment and real estate owned property levels remain high.

"Housing prices will continue to fall but with more consistency than last year. In 2010, federal incentives offered to home buyers threw the housing market into a tailspin, creating periods of extremes in activity. In 2011, ebb and flow of home prices should be more gradual," says Richard Maize.

Maize says that the National Association of Home Builders, the American Home Furnishings Alliance and the International Housewares Association have observed as a new frugality among buyers. It applies to everything from house size, to the cost of furnishings and the features of home appliances. The same consumer caution that brought us the “staycations’ of the previous decade will continue to drive many of 2011’s home-related trends.

“People are still spending, says Richard Maize, “but they are limiting what they are spending on.” In many cases the spending will be on improvements to make home more comfortable, he said. Others will spend only as needed. If an essential appliance breaks, for example, the replacement will likely need to be a high-performer, with greater value in terms of both pricing and function, Maize said. “It’s got to be more for your money.”

"So, lets summarize," adds Maize. "The negatives (obviously, this is so simplicit to all the factors that are involved in the price and market improvement) are the upcoming increase in the interest rates and the economy in a whole. Nonprofit Greens Los Angeles’s
City Streets To Raise Environmental Awareness

Los Angeles, CA – January 7, 2011 – This Sunday, January 9^th, Los Angeles-based nonprofit, Green Youth Movement (GYM), will promote a different kind of recycling….RE-USING FOOD! In collaboration with West Hollywood Food Coalition, several members of GYM have arranged to spend the evening working directly with The Food Coalition to help feed the homeless.

As done in years past, the young members have found this a rewarding experience to be directly involved along with members of the Coalition to provide a hot, nourishing meal to the less fortunate in our community.

The Food Coalition RECYCLES food from all available sources in Los Angeles (hotels, restaurants, bakeries, grocery stores, produce markets, caterers, film studios, etc), to provide the homeless with a continuing supply of the highest quality fresh food. Our youth are committed to the three “R’s” (Reduce, Reuse, Recycle), and find this an important element in giving back to the community. The members have decided this is event to be an ongoing tradition. To take this event one green step further, the GYM members will be distributing warm clothing that they have RECYCLED form their own clothing drive.

Chloe Mills, GYM’s President, has been instrumental in taking GYM to the next level. GYM was founded by LA’s Ally Maize who at 15, had a dream to implement environmental awareness programs in our school system “ I have personally witnessed the power of our youth with greener lifestyle choices. We need to focus on personal responsibility,” says Maize. We are now proud to announce the launch of our “Ambassador Program” in 2011. GYM is reaching out to local schools to promote involvement and invite a representative from each school to become an active GYM member, contributing ideas to GYM on growth and concerns and also relaying a message of Environmental Conscientiousness to the student body encouraging and educating our youth on their ability to make a change.

Richard Maize: Helping The Homeless Transcends Christmas, Hanukkah

Los Angeles --- December 30, 2010 ...... "Helping the homeless is an event which is not limited to Christmas and Hanukkah," says respected philanthropist and businessman Richard Maize.

"The homeless can be you or me. To be homeless does not mean that one is a loser, a drug addict or a psychological misfit. If one is out of work, cannot pay the mortgage and has no family nearby, he or she could be waiting for one of these blankets."

Recently, the nation's homeless population came to the media forefront as a few in the City of New Orleans sought shelter in abandoned buildings and perished in a fire.

They have a number of reasons why they are unwilling or unable to seek shelter elsewhere.

"If it get too cold, I'm going to a building. If it starts raining, I'm going to a building. That's the only choice I have to keep from being on the streets," said Ernest Davis, who planned to sleep outside the New Orleans Mission last night.

David said he couldn't afford the $5 cost of sleeping in the shelter. He said he may have to light a fire in an abandoned building to keep himself warm if the temperature drops.

It's a concern for city officials in cities across the US in the aftermath of Tuesday's tragic fire that claimed the lives of eight young transients staying in an abandoned warehouse.

"I try to get down to the corner of La Brea and Santa Monica in Hollywood once a week," says Richard Maize.

Rochelle and Richard Maize first became aware of plight of the homeless through the Green Youth Movement and something that the Maize Foundation has participated in at this location about a year ago. Maize states that this is an area where homeless people gather to get regular evening meals donated by local restaurants and are handed out by volunteers."

"My participation is not an organized function, but something that anyone can do at any time to help those less fortunate," says Richard Maize. "I found myself in downtown Los Angeles the other day and thought I might take the time to visit the shopping area in the fashion district known as the 'Alley'. It was here that I thought it might be nice to buy some things that I could give away to help brighten the holidays for a few people."

Richard Maize continues: "You meet all kinds of interesting people doing this and they all have a story to tell."

"There was one man that was an educated guy who lost everything when the company he worked for went out of business. He lost his pension and he could not get a job. He collected unemployment for as long as he could but found that no one wanted to hire an aging out of work guy when they could hire someone fresh out of college for much less of an investment with more of a long term upside."

"Even when he said that he was prepared to work for far less than he had been making he was unable to compete with the younger job seekers. Things went from bad to worse and eventually he found himself out on the street. The homeless problem is so bad here in Los Angeles and in New York, Boston, Miami, Chicago - throughout the US. So many of these people just need a little help to get themselves going again. One hopes that the little we did will give someone the incentive to do more for themselves. Maybe some new clothes will lift someones spirit enough that they might feel they can present themselves better for a job interview. If everybody could help just a little it would make a huge difference."

Richard Maize, when asked why he goes out of his way and makes the time and effort to be a humanitarian, says that the reason is that Christmas and Hanukkah are a time of giving and makes one think about the less fortunate.

"The other reason is the most obvious which is my little contribution can and usually does make a big difference to these poor people," says Richard Maize. "And third, it makes me feel so good about what I am doing. I often leave wondering if I am doing this to help the less fortunate or a really great way to make me feel better as a person."

"My advice to others during the holiday time is giving and doing something wonderful such as feeding or clothing the homeless. These people are suffering throughout the entire year and should be considered not just during this Christmas and Hanukkah New Year season, but every month, week and day."

Richard Maize concludes: "As important as providing the homeless with food, drinks, clothes and a clean bed to stay, is just one simple thing. A warm smile and a hug to say that you are not alone, we will get you out of here as a team."

According to the National Alliance to End Homelessness between five and six hundred thousand people are considered "homeless" at any given time - without a “permanent, safe, decent, affordable place to live”. Homelessness in America persists in part because many urban areas remain economically depressed, housing costs have risen rapidly in the past decade, and wages for lower skilled workers have remained stable.

The most proximate cause of homelessness in America is poverty.

Statistics show between twenty and thirty percent of homeless families surveyed in 1996 said they had gone without food for part of the previous month. The homeless also face persistent deprivation and constant threat of harm. They spend more time in the hospital and in jail than their poor counterparts. The majority are victims of violent crimes, and one fourth lack needed medical care.

Children in homeless families do worse in school and have lower attendance and more long-term absences.

Los Angeles ---- December 15 ...... "There are so many worthwhile charities. Where does one start and one end in their time and of course in donating their charitable funds," asks Richard Maize.

"First off, you need to recognize that you are a "giver". For me, we have established the Rochelle and Richard Maize Foundation that was set created as a vehicle to give to a wide variety of charities. Our foundation, which is simply a family foundation with a limited amount of funds".

"Here are the reasons and charities we look at," says Richard Maize.

"Family and friends are involved - I would say almost all charities are worthwhile and for my circle of friends to be involved, the only thing I can do is to support and applaud their efforts. Charities are a selfless job and I am grateful that my friends and family are not only involved financially, many of them are very involved with their time and effort. I just don't say no. For example, this last weekend, I went to a function for ORT."

"Charities that are in desperate need of funds only to keep their lights on that have a deep meaning."

Maize adds: "Some are religious oriented. The Jewish Federation, Vista del Mar, YLDI, Chabad of BelAir, JVN, US Committee for Sports in Israel (Maccabiah Games / Jewish Olympics) and many others."

"Non generic in nature - Cedar Sinai hospital (board of governors), feeding the homeless (I supply much needed clothing and hand them out myself). this is one of my favorites. USO - it gets no better than supporting our service men and women. Helping those in catastrophe both in Katrina and Haiti of recent events."

"The Rochelle and Richard Maize Foundation is mandated by the income the founders make from year to year. There are no grants nor outside contributors," says Maize. "A minimum of 15% of the yearly gross income is forwarded to the Foundation."

"As to why and how much to give each charity is predicated on what each charity stands for and our belief. I also make sure that the a majority of the actual dollars get through to the cause that you are giving. There are charities that have such big salaries to the workers and the politics of the individual charities are such, that only a very small percentage of the actual dollars given are used toward the cause," says Maize.

"I have no problem with this young man of 26 years of age - Mark Zuckerberg of Facebook - giving a great amount of his sudden wealth to charities," says Maize. "The question is why? A simple and good answer would be that I simply don't need that much money to live a lavish lifestyle and while I am young and still earning more than I will ever need, I want a needy organization to be helped and for that much money, it can actually make a big difference."

Richard Maize concludes: "I was recently asked if I made a one billion dollars, what would I do with it? The answer I had was I would be able to give more away. For one, it avoids the income tax on those gross dollars so that the government is participating. And second, I couldn't do anything more with a billion dollars than I could with 200 million (other than buying completely unnecessary toys). I could live where I wanted and drive any car I chose. Maize continues: "I discovered that the USO also sponsors 'wounded worrier games' which takes a certain number or wounded soldiers from the Navy, Air Force, Marines and Army to participate in Olympic style games in Port Hueneme."

"I lived during the time that we, as young people were trying to figure out how to deal with Vietnam. I was so very concerned about fighting a war on the other side of the world that I had no real knowledge of our strategies or how in the world we are going to win that one."

"Since that time, our brave servicemen and women have shown the US who they are and who we are as a nation. I am proud to be an American who stands up for justice. Our whole country rallied in retaliation to 9/11, much like when Japan attacked Pearl Harbor. We rallied together with more mutual American love than we showed each other for many decades. "This time of the year has some many great components. Gathering with friends and family and reflecting on the year past and next year," says Maize.

Maize states that the many who are giving of themselves are the ones that shine at this time of year.

"From gathering clothes and goods that are not being utilized around the house and passing to the homeless or other needy organizations or help with your time and feed the homeless, the sick. The problem is that these needy groups are still around with the same need all year round."
Maize says: "Let's explore this: Our family is no different. Although we give during the year; but concentrated on this time. As our kids have been growing through the years, we have emphasized the fact that we need to give. We have been blessed with a secure home life and we need to be generous of our time and goods during the holiday season. So, we always brought our children to different locations during the Thanksgiving time to feed the homeless. Great idea and great response. But we have been missing the point as to the overall need of the less fortunate," says Maize. "What about the January 10th? Where is everyone? Last year, we were a bit better but we all can improve considerably."
"Last year, I located an area through our kids school that feed the homeless every day at 6:30 p.m. by a organization called Meals on Wheels that does just that all year round. So, our family went through our closets and found bags of clothing that we no longer used. I went downtown to an area that is known as "the alley" which sales clothing that are sometime close outs for a reasonable price. I bought a hundred Tee-shirts, white socks and poncho type cover ups for the winter months that are approaching along with two trash bags full of our clothing."
Maize continues: "The clothes that I purchased were received with open arms. People were also grateful of the clothing we no longer use. One great story about last year that I have told 20 times already to anyone who will hear it. As I was spreading out my own clothing, I found a large swade leather jacket that I remembered being a bit large on me, which I kept in the bag and wanted to give that jacket to who I felt was the "right person". I struck up a conversation with a tall well spoken African American homeless man. He was so clean and pleasant. I said to him, you just don't appear to be homeless. He said, just because I am homeless doesn't mean that I have to be unclean. I spend $2 everyday to bath at the YMCA and at the same time, I clean my clothing while bathing. I responded to him that I felt he had a great attitude and he looked great."

"I asked him if he wanted a nice swade jacket. He didn't just say "yes". He said, let me see it and try it on. I gave him the jacket and he tried it on and felt that he liked the color (yellow) and he thought it fit him just fine. He accepted it. I told him that he should feel proud when he wore it as it originally cost $500. I said that not to show off or look for a big thank you. I mentioned that to him so that he could take pride in his clothing. He had a smile on his face and then I saw him across the street showing some of people (I think they were homeless also) his new jacket. I put my thumb up and that was that; as I thought anyway."
"About two weeks later, as part of my New Years resolution (to come there more than just during the holidays), I brought with me (and by the way, I wasn't alone; I brought by friend Chuck with me as he also felt great by doing a nice thing for others) 10 dozen sneakers from, yes again "the alley". I saw my old buddy with the yellow jacket. He said to me how happy he was wearing that jacket (which he wasn't wearing it when I saw him that night) and wears it during special occasions only. He told me that he wore it at his Christmas dinner."

Maize adds: "I went home satisfied with my choice. Unfortunately, I didn't stick to my resolution as I thought I would and it was about 6 or 7 seven weeks before I revisited this area to bring more goods. This time almost as soon as I got out of my car, my buddy was waiting for me. He said he has been coming here almost everyday looking for me. I assumed he was coming here anyway to get food; but that was incorrect. Anyway, I apologized for not coming more often. He dismissed the apology and said, "I don't come here for food any longer. I have been coming here to look for you." I was curious about that. I simply said, why? He said that about 5 weeks prior to that night, he went for an interview for a job and got it. I was delighted. He said the best was not said yet. He continued to say that he wore the yellow jacket during the interview that ended in his job."
Richard Maize concludes: "I am embarrassed to say that I went there only two more times during the entire year for 2010. I am going tomorrow night and I am going to do better in 2011!"

Responding to recent news which highlights the attractiveness of FHA real estate loans and that home ownership may now be falling out of reach for more Americans as banks toughen their restrictions for Federal Housing Administration-insured loans, Richard Maize, the former leading mortgage broker in the US, provides some solutions for home owners.

"Mortgage lenders including Wells Fargo & Co. and Bank of America Corp., the two largest mortgage banks, have now raised the minimum credit score on FHA-insured loans that they will buy to 640 from 620," says Richard Maize.

"About 6.3 million people fall within that range, according to FICO, which created the formula for the ratings, says Maize. "But home owners can still find FHA or Federal Housing Administration loans which will only require a down payment of only 3.5 percent compared with the much larger upfront investments many banks require."

Richard Maize states for those asking: "I am a homeowner and I see many choices of finance programs available. What do I choose? They all look so inviting. But how do I now overcome raised the minimum credit scores?" that there are still some very positive options from which a home owner can still chose from.

"As soon as the mortgage market really loosened their requirements during the last decade, almost everyone was capable of purchasing a home due to the liberal underwriting requirements," says Richard Maize.

"No income verifications, medium credit score requirements and little money in the bank. Even at times, over 100 percent financing. As far the FHA loans are concerned, the minimum requirements were often looser. This creates a superficial boom in the real estate world. As the market continues to grow and expand because of liberal lending, if one can't make their payments as agreed, they can simply refinance and get enough cash out of the loan to pay the next year or two payments."

Maize adds: "Or of course, they can simply sell the house to the next guy and usually enjoy a nice profit. In one of these examples, lender gets their payments, or in a sale, their money returned; and the borrower goes on with free payments for awhile by way of financed money for that purpose or they enjoy a gain from the sell."

Maize says that in this example, a tragedy is waiting to happen. Markets don't and can't go up forever. If a loan is going to be made by a government body or an institution, its not that bad of an idea to have a qualified borrower by way of credit and income stream (of course there can be some rare exceptions to that rule such as a very large cash reserve or upcoming employment contract etc.) and some reserve.

These banks were loaning money to almost anyone with a pulse at very aggressive interest rates.

"As soon as something global happens to the real estate market (such as the sub-prime meltdown), then the house of cards starts and doesn't stop falling. Banks, and borrowers that really don't qualify for a loan, get their respective heads handed to them with a domino effect that will take a long time to unfold. Bottom line, I am in agreement with the new structure for lenders and government bodies to qualify a lender to make a loan to them. We will bottom out eventually in the real estate market and with these new and improved guidelines will make a solid foundation for eventual improvement in the markets. I can't say I agree with the extreme and quick swing in their approach, but these industries always react fast on a downturn out of fear."

Maize states that the extreme and quick swing pertains to the switch in underwriting guidelines . More than 50% of the loan applications were submitted and approved on either a "stated income" or "no documentation" at all. The banks gave up to 105 % of the purchase price on conforming loans and up to 100% loans up to 1 million. They shut these programs off quickly.

"In today's low interest rate environment, from the least financial sophisticated to the Ivy League Ph.d in finance, the question always seems to come up as to what loan program is best," says Maize.

"We are in a very low interest rate environment (even with the recent spikes in the treasuries). As of recent weeks, there are inflation fears that if the fears are correct, will ultimately lead to higher rates. Maybe this is a good time to lock a very long fixed rate loan; or is it? These attractive adjustables that are less than 1.5% are difficult to pass up or is it just for such a short time, you are fooling yourself? Perhaps. Let's answer some questions about the subject."

Richard Maize raises several questions asked by homeowners that are now being heard throughout the real estate industry.

"I recently purchased a home that will likely be for less than 5 years before we relocate again as my wife is pregnant with our second child and we will outgrow this home by the time this child starts school. I was offered a 5 year fixed for 3.75% yet a 3 month libor (whatever libor is) at about 1.5%. Before you answer this, please know that my new job contract will allow certain wage increases starting year 2 in my job. The first year's compensation package, although will net me enough to pay the 5 year fixed rate and my bills, it will be a slight strain without any chance for savings for me and my family. What do I do. I don't want to act foolishly by accepting the very low interest rate and have this rate race up by the end of the loan's first anniversary. Ok, what do I do?"

Richard Maize: "Lots of good information. The first question you need to ask your loan consultant is what is the rate cap on the adjustable loan program?"

"If it is 5% which means it cannot exceed a maximum of 6.5% over the lifetime of the loan, that is good to know. Also, is there a cap for the annual increase (many of these loans have a 2% yearly maximum cap). If my premise is correct, then we need to do simple math to see what is best for you. We also have to take a likely premise as to what could happen subject to error; but, we have to start somewhere on this for you. Let's assume you take the 1.5% 3 month libor (this, by the way is a relatively new American index that is "London Inter-Bank Offered Rate." It is based on rates that contributor banks in London offer each other for inter-bank deposits.) And let's also assume that the libor rates increase by 1.25% the first year and the same year two and flat for year three."

Richard Maize continues: "After three years, your rate would now be 4% with an average around 2.75%. So far, taking the short term loan is better. Then, in year four it goes up again by 1.25%. After 4 years, your average is 3.375%. (This equation will be easier if you can get the 1 year libor as your basis which is often offered along with the shorter term libor that are being offered to you). Anyway, as you can see, if you truly believe your stay is less than 5 years and you have safeguards (maximums increases), then the short term loan might be your best alternative."

"In your circumstance, even if inflation is ramped and the rates spike higher than our example, your increase in wages will offset this along with more interest rate write off with this interest could be a good offset. Lastly, if there are no caps available on these programs for you, then you need to lock in the 5 year fixed as the adjustable would be way too risky."

"Building up equity through a loan has no basis in deciding what loan to take. The first 10 years of a loan is primarily directed to interest. It is the last 7 to 9 years of a 30 year loan that has the larger build up. Any equity one may build is by and large from any appreciation in the real estate during the holding period."

"When is it the right time to pay a point or points for a loan rather than simply get a loan with no points?"

Richard Maize: "This is a very good question. If you are going to lock in a long term loan (over 10 year fixed) and you believe that the rates are low (currently, historic lows), then it is time to pay a point. Let me back up; when you pay origination point(s), it has a direct impact on the rate you are paying. Lets say for example, a 30 year fixed rate is 5% (not quoting, just as an example) with no points. the same loan with say 1 point could be 4.75%."

"Now, if rates go lower and you already paid a point, you guessed wrong. In this environment, if you are going to lock into a long term fixed loan, I would suggest paying a point (which you could add on to the principle of the loan). while enjoying the low rate, you have now bought it down to a lower rate. If this is a purchase money loan, the point is deductable (up to 1 million dollar loan amount) which makes paying the point even more attractive."

"Is there any time to take out a "hard money" loan where I would be paying 3 to 5 points and 10 to 14% interest?"

Richard Maize: "In these times where is such scrutiny to the lending field, a loan of such high rate and cost as a consumer loan (personal in nature) could be usurious unless you can convince the lender that this is a commercial loan using your residence as collateral. I missed your question; the answer is generally not a good idea. Here is where that loan could come into play: you have an opportunity to buy say an apartment building for far less than market value due to the necessity of the seller or it being a bank owned property. One of the requirements is that you close very quickly."

"You can't get a conventional loan as quickly as you need to close and the deal in your opinion is amazing. figure the costs of this loan as part of the purchase price and see if it is still a great deal. Most likely if it was a great deal before, the cost of this "hard money" loan won't change the numbers that dramatically providing you diligently refinance them out conventionally. the key to this scenario is that you don't let the lender add a prepayment penalty clause in the note.""On other side of the coin. If, the lender can figure out how to loan on a consumer basis using your home as collateral, generally the answer is run for the hills and whatever short fix this expensive loan will do for you, is just that. A short term fix. You are better off trying to deal with the current lender if it a problem with you current mortgage. Borrowing at a high rate to get money that you intend to pay back, is a very desperate proposition."

"What will a rate increase do to the real estate market both in residential and commercial?"

Richard Maize: "Rate typically have an inverse reaction to the value of real estate. When rates go up, those borrowers with the same income can buy a less pricey property because of the increase in mortgage cost. For example, if you can spend $5,000 per month on your payment and say that represents a $900,000 mortgage. If the rates went up that same $5,000 monthly payment could possible represent a $840,000 mortgage. If that scenario continues then the mortgage that be afforded will be continue to be reduced. The same goes for income property. The same income will represent a lower cash flow with a higher interest rate."

Maize concludes: "In both examples, the downward pressure prevails on the value/sales price to keep the demand constant."

"A very good friend of ours who is and was in great physical condition had a massive heart attack," says Richard Maize. "The paramedics arrived in just minutes to bring my friend back to life not once but 5 or 6 times before reaching the hospital."

Los Angeles ...... "This sounds a bit enthusiastic and a bit far reaching," says Richard Maize, a respected real estate mortgage consultant and philanthropist. "And I agree with that. I really didn’t start the UFC and the MMA. However, without my idea and that of “Kazja” (Gregg Patchull), these organizations may not have ever begun."

"Here is my story: In the early 1990’s, I was taking private martial arts lessons in San Pedro from a man by the name, as we know him, Kazja. He was a legend in his surroundings. He is a creative man with many talents outside and inside of the ring. He was once married to Apollonian (sp?). Here I am in the business world particularly in the finance field of business. As an outsider of the martial arts world, I had been hearing for many years of the wide variety of types of martial arts. One is always better and more effective than the other."

Richard Maize continues: "One day I came into Kazja’s Dojo and said, 'Why don’t we create a tournament taking the best of the best of many different types of karate and see which one is the best?' He took that idea and used his martial arts creative mind to build on that concept."

"We created an entity which was called WMAA (World Martial Arts Association), says Maize."

"Kazja started to get the fighters interest and I tried to put a team together to put on a show which included PR, licensing, venue and other behind the scene guys. Kazja helped in all aspects of this project. I was the one funding the event."

"The problem came when we tried to get a license for this event. We were stone walled by a number of governing bodies not the least was the boxing commission. No way were we going to change their minds nor did we have the appetite to even try. Our only other option was have a choreograph fighting not too dissimilar to wrestling"

Richard Maize then told Kazja that this type of fighting could be better for us.

"Wrestling did great and we can too, said Maize." "Now, all we need is theHollywood aspect of this event. We can now make up great stories about these fighters such as one being left as an orphan in the streets of Los Angeles and had to fight every day to survive. Now we can also get great costumes fromHollywood closets and make this a fun event for the kids."

Maize states: "Our original idea when we thought we were going to use real fighting, the ring seemed logical. Since it was going to be choreographed, I thought a black square chain linked fence was the way to go as it would hide the less than real moves in the fights. Kazja took this a bit further and said, “No, let’s do an octagon so that there were no corners”. Thus, the Octagon cage was created and made in Kazja’s garage by the help of some local welders. Then the cage was painted black. It was called “the cage of rage”. I took a “how to” book to patent the idea. I did it myself and invested $35. Needless to say, the big companies as they used this cage had very little time overriding this and obtain a real patent on the cage. However, our group can still use the one in storage because of a law known as “first to use” without permission."

"Here we are the venue and fighters along with the show were ready to go. It was held at the Bren Center in Irvine California. We had some PR and many excited kids in the audience. The fighters had costumes associated with their role both in character and good guy and bad guys. We had a “wizard” in complete wizard gear as the announcer. The kids were going crazy with the wizard’s antics with him creating smoke as he announces the program etc. We were selling t-shirts and programs. It was great. Everything was great except the actual fights. Not great. I should have hired a pro who might have worked with the wrestling team and not expect a real fighter to choreograph this fight. It wasn’t horrible; just a lot to be desired."

Richard Maize concludes: "Two weeks later, Kazja received a call from someone in the audience. It was one of the Gracie brothers who asked us if we were interested in taking this forward with real fights as he loved the concept. Kazja asked me and I told him to tell this guy, first off, they can never get a license and second way too brutal. Tell him we are not interested. Well, needless to say, another great idea and bad result for our team. And, another bad choice."

"We all know that he went on to get licensed in Las Vegas (who knows how. Many rumors about that one) and started the “ultimate fight”. I, on the other hand lost $2,000 on this one time episode."

On October 16th, Los Angeles Fashion Week forged its alliance with the Green (R)evolution by featuring a showcase of designers, produced in part by The Green Youth Movement, or otherwise known as GYM. This organization, headed by the beautiful Chole Mills and Vice President Ema Gersh, is 600 members strong nationwide. They are dedicated to educating the younger generation about environmental awareness, promoting common sense approaches to adapt an eco-friendly lifestyle and participating in events much like LA Fashion Week to amplify their message.

The former president and founder of GYM Ally Maize was not able to attend fashion week because she just recently enrolled at Emory University in Atlanta, Georgia. Which is known as one of the greenest colleges in the states. I did get the chance to sit down with Ally’s mom, Rochelle Maize in her absence. Rochelle gave me a more in depth breakdown of what GYM has accomplished and what they see for the future. Anyone that talks to Rochelle can see the passion in her eyes about this movement her daughter Ally has become dedicated to. This is far from a hobby for Ally and her dream team, this is something real.

I have to admit I was a little nervous meeting Rochelle in one of the most famous zip codes in the world, 90210. I wasn’t sure what to expect. But I got a chance to meet Rochelle, Megan Smith and Bonnie Rejaei. Two other representatives for the Green Youth Movement that have dedicated much of their personal time to promote the organization. These ladies were some of the most down to earth individuals that I have ever met. We got a chance to connect on a personal level. We laughed and talked about food, me growing up in Texas and how a bad pair of bad shoes can ruin any outfit (which the ladies strongly agreed.) Most importantly, the conversation always resorted back to the main purpose of my visit- How to better educate the public on living a more eco-friendly lifestyle.

Being a fashion stylist, I have attended my fair share of fashion shows, but the atmosphere that GYM created for this event had an inviting and welcoming ambiance (a rarity in fashion!) Even my Managing Editor Bethany Colson commented on the refreshing lack of attitudes and egos. People were more involved and dedication to the spirit of GYM and proving that you don’t have to sacrifice your style to go green.

GYM’s LA Fashion Week was strong and cohesive. Four designers, who were talented enough to be mistaken for some of the heavy hitters in the business, hit the runway with eco-friendly collections. These designers had something different to offer and you can see they are all fine tuning their eco-niche in the world of fashion.

KeoK’jay, very distinct name by the way was one of the first collections to showcase. The off the shoulder number with the crisscross backing that blazed down the runway in pearl white and then in a soft gray, was a great way to start off the show. I think my co-stylist Dow has already put in an order to purchase this particular piece. I’m wondering if Keokjay will be able to keep up with the vast amount of orders for that particular dress.

Kristinit was another line that hit the runway. I got the chance to view her website a few weeks before the show and I was anxious to see what was to come. I like to call them feminine and fun pieces. The turquoise mini-which is one of my favorite colors by the way-is a sexy and flirty number for any age group, young or mature.

Jonano, owned and designed by Bonnie Siefers had the crowd wanting more. Her collection was spectacular and the navy bamboo velvet dress she was wearing is a must have for any woman’s personal collection (but you will have to

wait as she informed us it would be in her upcoming fall line up.)

Last but so not least, Emily Factor present her line, one of the most anticipated collections to be featured at LA Fashion Week. I got the chance to meet her publicist Serene Cicora, who was a total sweetheart and very inviting in letting me meet with her client. I personally told Emily, “ Im not crazy about patterns, but the way you do patterns is oh-so-right.” Her line will be featured in New York this up coming week as well. I’m excited to see Emily Factor’ star quality rise in the fashion world and I’m not just saying that because she said I have gorgeous eyes. Thanks Em!

To see so many talented individuals come together to promote an initiative that will help people adopt a more healthy lifestyle touches my heart. Paired with the fact they are all doing it with such style and grace, makes it even more worth while. Like Rochelle Miaze told me, we are all in this together and only together will be able to make a difference-not only here in the U.S but the world. Thank you for allowing me and my organization, LuxEco, be apart of something so meaningful and powerful. I’m excited to see what the future holds for GYM and the Green (R)evolution.

as they help thousands of Americans realize their dreams."

"Mr. Taylor has a nice family," says Richard Maize, one of the world's most successful businessmen and a respected philanthropist.

"He has a wife of 15 years and 3 kids all of school ages. In 2006, Mr. and Mrs Taylor had found the house of their dreams within the area and approximate price rage they were looking for. This could have been anywhere from Los Angeles, Chicago or New York to Detroit, Houston or Atlanta."

"They consulted with a mortgage broker that the real estate agent recommended to them. A mortgage broker who was very competent with many years of experience. He went over the available programs that the lenders offered. Very attractive to the borrower. Mrs. Taylor really wanted the house for her kids and would enjoy the great school system for the neighborhood. Mr. Taylor was willing to work the grave shift on a few days a week to continue their life style and pay for this new higher expense."

Richard Maize, who became the leading mortgage banker in the US, continues: "The Taylors, like millions of other families in America, borrowed the 10% down payment and got into the house of their dreams. Both the mortgage broker and real estate agent reassured Mr. Taylor reminding him that the real estate market is hot and will most likely continue increasing so that not only will they be living in their dream house but will be accumulating additional wealth as well. The Taylors purchased the house and were elated. They were so grateful, they sent fresh baked cookies to the lender and all of the brokers that were involved."

"Lets zero in on what the bank did so far; they helped the Taylors get into the house they desperately wanted," says Maize. "The kids got into the fine school system and the Taylors met a group of new friends from the neighborhood. The bank did exactly was asked of them. The Bank loaned the Taylors the money to buy their house."

"The only thing they did they perhaps should not have done is offer borrowers like the Taylors with good credit a loan whereby if they didn't offer a "no income qualifying" loan, their income would likely not qualify the Taylors to purchase the home. Is this act really predatory lending?"

Richard Maize says: "Now let's go fast forward".

"The economy crashes affecting almost every industry from automotive, real estate and food to travel, steel and construction. Mr. Taylor loses his second employment position which makes this very difficult for him to continue their obligation to the bank to make their home mortgage payments. On top of that, the value of the real estate property is now lower than the loan balance."

"What do the Taylors do now?" asks Maize. "They have a tremendous amount of pressure. They go to a lawyer who calls "bloody murder" of either a technical issue with the loan documents or that the bank had no business loaning money to borrowers who really did not have the means to make the payments for a long period of time and the lenders should take the majority of the downfall because they in fact made this bank real estate loan."

"The lender will now either discount the amount owed and take a sizable loss or have to take back their collateral in a foreclosure sale which now is being halted by the government so that the banks will take bigger losses by not converting their bad paper into a saleable asset."

Richard Maize concludes: "Was this really a high risk investment for the lender that was making a low risk return of about 5%? The banks, from Bank of America Corp. J. P. Morgan Chase & Company and Citigroup to Wachovia Corp., Wells Fargo & Company and HSBC North America Inc. were and are being blamed for simply doing what was asked of them by US consumers and the real estate community as a whole. Helping Americans to realize their dreams and achieving a better quality of life."

Richard Maize Advises US Middle-Aged On How to Survive the Recession

Los Angeles, California (UnitedStatesNewsAgency) October 18, 2010 ---- In an interview with the United States News Agency, Richard Maize provides advice to middle class Americans on how to survive the present recession.

"The downturn in the US economy has affected almost everyone in the country and most throughout the world," says Richard Maize, one of the world's most successful businessmen and a respected philanthropist.

A historic record financial collapse, this recession from Los Angeles, Chicago, Houston and New York to Boston, Miami, Kansas City and Atlanta has been more severe than any since the Great Depression. At the current rate of job creation, the US would need at least nine more years to recapture the jobs lost during this recession.

"The group that will have the hardest time recovering providing the economy recovers as we all anticipate, is the middle aged. Many, who were once considered middle class had been hit with a set of circumstances they had not been faced with since the time they started their lives in the work force. What do they do? How did this happen? Could it have been avoided?" asks Maize.

"I want to tell you three real life stories of three men in different careers about the same age sharing one thing in common; all either out or work or their occupation had minimized to greatly reduce their income. Two of them are struggling and one is doing well," says Richard Maize, who was for many years the leading mortgage banker in the US.

"Mr. Jones (obviously a fictitious name but real events) had a very good life. He owned a modest home in southern California, went to dinner at elegant restaurants three days a week with his wife. He had many friends and two very expensive cars he paid for (either financed or cash, not certain). His business was reduced by way of technology and the downturn of the economy. Fast forward two years. He lost his house to the bank, he is about to lose his apartment and has burnt bridges with his long time friends by borrowing money from them that he knew he would never return and now is drinking daily to avoid dealing with the pressure of being homeless and having one of his last allies leave him - his wife. Now what? He is 60 years old living the good life most of his adult life and now wondering where is next meal is coming from," says Maize.

"Mr. Smith was in the financial field. He never saved money nor ever grew up with money," says Richard Maize. "He was always lacking motivation. He is extremely smart (book smart). During the "hay day" in the finance business, he was making between 125 -150 thousand dollars a year. Perhaps enough for him to pay taxes and live higher than he was used to living in the past. With the financial collapse, he was unable to even make a living. Again, no savings to live off. What does he do? He is living with a long term girlfriend who is working and making a modest income. How long will she be able to or want to support him? Not long is the answer. He took a job that is much less in income and much less than he is capable of doing. Just to bring in some income. That is known as "frictional unemployment". Being employed but settling for a job that is less than one is trained for - i.e. - an attorney settling for a job as a manager of a grocery store. Not a success story for him either, but not a complete disaster either."

Maize continues: "Now, here is number three. He lost his business by way of poor choices. He had large savings that were used to pay for legal bills and lawsuits that are sometimes the result of owning a business and losing a business. This guy is familiar with being a winner. He is used to acting well under pressure. He has good logic and good sense. Many wealthy people had made most of their wealth during the bad economic times. Great opportunities in bad times. 'Use your head and don't panic' are words that be uttered by this third guy."

"He bought an investment group and they are buying distressed assets from individuals and banks. Then reselling. This guy is buying foreclosures on the court steps at lower than market. He is fixing up the properties and selling them for a reasonable gain. The 'trophy' properties, they are keeping and renting them out for a cash flow. He said there are tons of opportunities in this market. 'Are you kidding?' he said to me. "I am making more now than during the time when I had more business". By the way, the third guy owned a few retail stores that produced a very nice income for himself and his family. He also had a few small shopping centers that did very well for him. Lost them all," says Maize.

Maize asks: "What does Mr. Jones and Mr. Smith do? How do they get out of their situations?"

Maize states: "Jones and Smith first of all have to sit back and look from the sky down and not to panic. They should look at the global markets and see where there a need. We all recognize the fact that there basics need to taken care of. It is debilitating not to have work and somewhere to go each and every day. I perfectly understand that."

"Here is what they should do," advises Maize. "First off, write down on a piece of paper all their strengths. I mean all of them. From the most sophisticated to the most menial. Then, write down all of their interests that perhaps up to now they could not do based upon the pressures of their current circumstance. This could be a new lease on life."

Richard Maize adds: "Having confidence is a very important ingredient as to taking the next step. This one single element holds true today and will always remain a valid move upward."

"At middle age recognizing that you have very little savings and without work is a very humbling experience and can weigh heavily on your own self worth. Take out that pad of paper again. Ask yourself why is your value and experience more valuable than a college graduate with little or no experience? What can you add to your industry that is unique and more productive than almost anyone else?," says Maize.

"You have to believe in yourself. Think big and global. Your best ally is you and your notes about you and the business industry that you either want or previously involved with. You might have to modernize your thinking in this fast moving, Internet Facebook Twitter world we live in. If you are having trouble doing that on your own, take an extension class about your industry. This will often stimulate your thought of where you can fit in and make a difference. Think positive thoughts and go out and improve your ideas."

Maize concludes: "Make a plan and move forward."

Richard Maize: Schools Shouldn't Discriminate Against Kids

Justin Aaberg was a high school student living in Anoka, Minnesota. He played the cello, and his mom says he always had a smile on his face. Justin was also gay. And because of that, kids bullied him at school. This summer, he hanged himself.

This kind of tragedy has taken place too many times across the country--in Massachusetts, where Carl Walker Hoover, an 11-year-old who was tormented at school for "acting gay," committed suicide this April; and in Texas, where straight-A eighth-grader Asher Brown, bullied for years, took his own life last month.

A report by the Gay, Lesbian, and Straight Education Network (GLSEN) found that nearly 9 in 10 lesbian, gay, bisexual, and transgender (LGBT) students had experienced harassment at school in the past year and nearly two-thirds felt unsafe because of their sexual orientation. LGBT students are consistently more likely than their heterosexual peers to face violence at school and attempt suicide.

So what can we do to reverse this awful tide? As parents, we need to teach our kids to respect differences at an early age. School staff personnel need to know how to respond to bullying and create an environment that welcomes a diverse student population. But we also need strong laws to stop the harassment that destroys so many young lives.

Schools shouldn't discriminate against kids based on their actual or perceived sexual orientation or gender identity--but they also shouldn't be allowed to ignore the kind of harassment that led Justin, Carl, Asher, and too many other young men and women to take their own lives.

These tragedies hit home on a personal level, ripping holes in families and communities. But they also require that we ask ourselves what kind of country we want to be, and what kind of environment we want to raise our kids in.

I firmly believe that the values of respect and compassion that I learned growing up in Minnesota are still part of the fabric of America. Now, in the wake of so much grief, we have a chance to prove it.

I always keep in mind that it's your support that allows me to take on these fights. And I can't thank you enough for standing with me.

Richard Maize Shares Business Secrets with Young Entrepreneurs

Richard Maize, a native of sunny California, is a philanthropist and supporter of the poor and hungry throughout the world, as well as in his hometown of Los Angeles.

Richard Maize now indulges in his real passion, sharing some of his business secrets and insights with up-and-coming young entrepreneurs:

"Success does not mean solely making money," says Richard Maize. "People have passions for different endeavors. Some people love to teach or coach kids. Not much money earned; but the reward with a successful career typically will outweigh the higher wage earner. Some people will give of their time for non profits and charitable organizations. There is very little by way or monetary reward. But, there is nothing that can take the place of that reward especially if their jobs are carried out properly."

Maize adds: "The answer to the question is simply no matter what you chose for self gratification, you must not be lazy, you must be organized, you have to deal with people honestly and forthright, a very important aspect of being a success is that you are available and you must be responsible to your job and others that count on you."

Maize says that the most important tool to be successful is that you must care about what you do and if you are self employed, you must love what you do.

When asked about how to create productive business relationships, Richard Maize responds: "You have to create respect for who you are and your ability in your field. A client business associate wants to hand off a duty to a professional and feels that they gave it to the best (or close to) and that person can do the job better than the client themselves. You have to show your business associate that you are honest and available. The next thing you must make apparent to your prospective associate is that you have fresh ideas and that you know your business as well as anyone. You should glow with confidence without going over the line of cocky.

How many hours per day should you put into your work?

Maize states that if you are an employee, that question is answered for you by your contracted work hours (unless of course you go the extra mile and stay longer for special jobs or projects). Maize says expecting and showing you are staying late for extra money is not always the way to succeed in a salaried position. For a self directed entrepreneur, the hours you put in to a day is made up of mandatory hours as you need to get something completed whether it is an idea to fully develop or an actual project. Also, for a service job, Maize says that one needs to basically be available 24/7

"Clients love that. Available and encroaching too much on your family life has to be guided with great direction," says Maize. "A very important aspect of time for work is also directed by your mental and physical state for the day. On great feeling and sharp days, take advantage of them. Write out new ideas on current and future projects."

Richard Maize, who has faced some of the highest peaks and lowest valleys, was asked how should one handle adversity?

"This can be tricky," says Maize. "If you have backing and are an honest person, adversity is just a bump in the road. You are allowed a couple of those. If the adversity is simply a business crisis, you need to face it head on and understand you are the best in the field and can work it out. Another idea in your field can sometimes be helpful. If the adversity is a bit more than a simple business crisis, you need to get the strength to lift above it. You know the person you are and must lift above the challenge knowing it will pass. Don’t put your head in the sand. You need to deal with all problems with dignity and decorum. Be happy and continue to show both strength and confidence."

Maize says that many global leaders and American Presidents when faced with their most challenging moments, when the entire world appears to be stacked against them, takes the good advice of their PR advisors to "act and be Presidential in all you say and do." Maize says that by exhibiting such confidence during a crisis, one places those around him or her in a comfort zone of security. And this is one of nature's most basic principles for leadership.

Is there a connection between team sports and business success?

"As an athlete that understands working with others to a achieve victory, I think team sports may have been the single most important ingredient to a successful business life," says Maize. "In team sports, you are taught playing fair, yet aggressive. You are taught the importance of your teammates as if they were in your own family and their success is vital to your own success. Helping others (your teammates) go forward is also helping you going forward. One thing you are not taught but are inherent in sports as a whole if you are an athlete, are the internal competitions which give those that have a successful operation have the competitive edge. It teaches you had to get both mentally as well as physically prepared to meet your next opponent. The better you are prepared, the more likely victory will come your way. And then, you go through victory and loss. You get to react and learn how to accept both in a professional and fair way."

How does one balance both their personal and business lives?

"When you are successful in business, the two intersect often," says Richard Maize. "As a successful business person, you yield confidence that is felt in your personal life. You are more apt to be a leader amongst your friends and family. In my opinion, personal is way more important. Friends and family is not easily lost and rebuilt. For a successful business person, you often can make the wrong choice in fields or investment options due to choice or financial shifts, but can rebuild that just as easily as losing."

Maize continues: "I feel, unlike others if asked this question (whereby they may say business first), is that I would always make time for my friends and family and have plenty of time for my business matters in between (there are obviously exceptions to that rule if a business matter is pressing). In general an ingredient to a successful business is to have a successful personal life."

How important is formal education?

Richard Maize smiles, looks down and again makes direct eye contact with a warm, youthful pose.

"An education is important for a couple of general reasons. By the way, education could, but often does not, come from pure experience depending on what type of individual you are. If you are a professional such as a doctor, lawyer, journalist or scientist, a formal education is mandatory. There too, you get your best education by on duty learning by those with more experience. That holds true with any type of career. It is very important (and lucky in most cases) to find the right mentor to learn from. Your business career in some instances can be so influenced by the first mentor out of school you learn from."

Maize concludes: "I truly believe a formal education is important, not to remember facts you learn in school (which is likely forgotten during our lives). It is to massage your brain so that you have the tools to logically figure out problems that will be in front of you. To have good inductive and deductive skills, is more important in the business world than to have pure facts. A solid pre and post University graduate education will also empower you with the potent tools to find the urgent answers to the many unexpected questions you will face down life's long and winding road."

"Well, this is my third term.

Each mentee has been bright, polite and striving for success. Having opened discussions about business, family and the world as a whole and where the young mentees see themselves is very rewarding.

Providing my mentees with good, experienced advice is a passion that I had for many years. I used to get paid for it. As a consultant I would ask and receive thousands of dollars for the advice that I provide to university students today at no cost."

How do ambitious young students with a mind for business and real estate and financing take their first steps in the business world?

Richard Maize: "The first step is to find a mentor who can guide you as to what is pertinent in today's business world. The real estate and financing business changes all the time. Once the goals are set, the young student will have to see what his or her strengths are within those parameters. This is the foundation of getting a niche in competitive business. Learn from the experienced and make what you learn younger, more imaginative and stronger than the last generation. Just like at home. You want your children to take the best from the parents and to add on with their strengths to make them even better."

"Experienced and smart business people look for young smart and innovative people to carry on what they have been doing to make their business continue with or without them in a new and better way.

How does one succeed in today's Web 2.0 fast moving, highly competitive market today?

Richard Maize: "Think Niche! Don't be like the rest of the herd. Study the marketplace and see what direction you see the business going. Be the innovator; not the follower. Find a niche and run with it. Market what you do and have others follow and work for you."

What does a young person do with very little or no money who wants to go into the real estate investing especially with the prices down and great opportunities?

Richard Maize: "Money attacks money. Confidence attacks money. Brains and ideas attack money.

First come up with an idea and opportunity. One of my mentees suggested mobile home parks to me for my thoughts. Great cash flow. Very depressed market (like most markets), great occupancy (especially in this economy) and well thought out with projections and cash flow analysis. This was their Niche. They put together a prospective and went shopping for money. With great ideas and well prepared, money was thrown at them."

Are we experiencing a low priced real estate market as a periodical cycle or is it a trend?

Richard Maize: "A little bit of both. It is certainly a cycle and could also be a trend. The real estate market had increased so fast by so much, there was artificial wealth to all those who owned real estate. However, the debt was so available that many of the real estate owners (especially single family) could really not afford the payments (thus the collapse of the markets). The only way out was to sell or continue to refinance the asset. By selling, additional equity is realized. By refinancing, tax free equity is taken but eventually you have to pay the government and the bank.

Now that the financing is such that you actually have to be a qualified borrower, the demand for real estate will be much lower coupled with getting all the bargain prices visa vi the foreclosed properties out of the market."

How about securing financing today? How do those who don't have a track record or much income get a loan for either a house or income property?

Richard Maize: "Very tough right now. We are back to relationships with your bank. Family members need to come back in the picture to help get financing. You need a job that pays enough money to qualify for a loan. Or, with the proper introductions, a "private banking" (VIP within the banking industry for high net worth clients) have lower criteria for loans."

How does one get into the finance business (mortgage banking) in this market place?

Richard Maize: "For the mortgage industry - first, be the very best you can be. Knowledge is the key. You never want to have your clients or employees know (or think they know anyway) more than you do. Learn the field, then get the best mentor in the field and just listen to him or her work at her desk, then build confidence that you can do what you need to do to get the job done at the best and most competitive manner in the marketplace. Think outside the box and look at all alternatives to get the job done."

"Is this a good time to invest in real estate?"

Richard Maize: "This is a great time to buy real estate. You buy when people sell and you sell when people want to buy". You either need seed money from your own account, relatives or start a fund.

Is there a difference between the LA, New York and international markets and if so what are they?

In California and New York is where the differential is. The laws are very different. In New York you need an attorney to close to perfect a mortgage which is more costly than California where you will need an escrow company to complete the transaction. In New York you have various mortgage taxes and you need to use a mortgage to document a lien. In California there are no mortgage taxes and you need a trustee to guarantee a lien. It's a lot easier to complete a transaction in California."

How do we avoid pitfalls, mistakes, shortcuts, corruption and greed to keep our and the lives of others clean?

Richard Maize: "You absolutely need to know and guard yourself from those you do business with (under the assumption that you are an honest person which most are). Avoid temptation and good sales work by con people for their benefit. Understand, a smart person can always make more money under the guidelines than taking shortcuts which leads to greed. Don't be tempted by the fast talking "bad guy". Listen to your gut. Follow your instinct. You are not above the law (either ethical or legal). You need to be respected and trusted."
